Walters Group Builds Income-Restricted Senior Apartments
Cornerstone at Toms River Will Benefit The Local Community
BARNEGAT, N.J., Nov. 16, 2016 – Construction is progressing on a 102-unit income-restricted rental community for seniors to be named Cornerstone at Toms River. The new community will fill a tremendous need for senior (55 +) housing in the township as well as give priority to Sandy-impacted residents, according to the Walters Group. The residential project is expected to be completed by mid-2017.
Walters Group is building the senior housing community on an 11-acre site at the intersection of Massachusetts Ave. and Cox Cro Road, which will remain largely wooded and preserved. The property sat idle for many years because of environmental constraints before Walters was able to gain approvals. Cornerstone at Toms River is registered with the U. S. Green Building Council and will pursue certification under the LEED® (Leadership in Energy and Environmental Design) program.
“It’s important to provide affordable housing for seniors who want to remain in our community,” said Ed Walters, Jr. “There’s a great deal of need out there especially from older people who are trying to downsize and reduce expenses and maintenance responsibilities.”
The modern three-story apartment building will consist of 94 one-bedroom and eight two-bedroom units. The apartment homes will feature upgraded finishes such as full-size washers and dryers, energy-efficient appliances, decks, an interior trash chute on each floor, an emergency alert system in each unit, elevators, secured key fob access, intercom entry and cameras.
“The economic and social benefits of affordable housing reach far beyond the residents who are living in the development,” said Walters. “When seniors are paying less for housing, it frees up their resources to pay for medical expenses and food. And by creating a well-developed, well-maintained community, the local area benefits from increased property values.”
In addition to being eco-friendly, Cornerstone at Toms River will offer residents a long list of modern amenities such as several large gathering areas, which will include a community club room, fitness center, bocce court and outdoor terrace with barbecue grills.
The apartment community will be conveniently located near downtown Toms River where residents can enjoy nearby shops, eateries, farmers market, seasonal events and Island Beach State Park. The community also offers easy access to the Garden State Parkway.
